Two Five-Story, Eight-Unit Residential Buildings Filed at 1519 New York Avenue, East Flatbush

Brooklyn-based property owner Jeffrey Zagelbaum has filed applications for two five-story, eight-unit residential buildings at 1517-1519 New York Avenue, in southern East Flatbush. Each will measure 6,500 square feet and residential units should average 750 square feet apiece, indicative of rental apartments. Half of the units will be duplexes, according to the Schedule A. Brooklyn-based Asher Hershkowitz is the architect of record. The 40-foot-wide, 4,000-square-foot plot is currently occupied by a two-and-a-half-story house. Demolition permits were filed in May. The site is located four blocks from the Flatbush Avenue-Brooklyn College stop on the 2 and 5 trains.

Two-Story, 27,000-Square-Foot Manufacturing Building Planned at 749 East 43rd Street, East Flatbush

Brooklyn-based property owner Albert Faks has filed applications for a two-story, 27,381-square-foot commercial warehouse at 749 East 43rd Street, in southern East Flatbush, located 14 blocks from the Flatbush Avenue-Brooklyn College stop on the 2 and 5 trains. The facility will host food products manufacturing space on the ground floor, and accessory office and storage space on the second floor, according to the Schedule A. The 30-foot-tall structure will rise on a 27,500-square-foot plot currently partially occupied by a single-story warehouse. Permitsto to raze the existing building haven’t been filed yet, which means the new structure will probably rise on the vacant southern portion of the property. Brooklyn-based Felix Pustylnik is the applicant of record.

East Flatbush is the final frontier for developers who want to build in central Brooklyn and can’t afford to buy in Crown Heights, at least until the rental market picks up a couple train stops away in East New York. Today, we have a look at a new development coming there to 533 Albany Avenue, between East New York Avenue and Maple Street.

East Flatbush is quickly becoming a hotbed for small developers looking for relatively cheap land and generous zoning. Two houses there, across from SUNY Downstate Medical Center, may bite the dust for a seven-story mixed-use building.

Filings for new buildings in Flatbush have slowed down, but developers continue to push the boundaries of gentrified Brooklyn further east and south. Owner David Shavolian filed plans earlier this week to build a six-story residential project at 3116 Clarendon Road in East Flatbush.

Eyal Ovadia, doing business as an anonymous Brooklyn-based LLC, has filed applications for two five-story, six-unit residential buildings at 860-862 East 35th Street, in southern East Flatbush, located five blocks from the Flatbush Av-Brooklyn College stop on the 2/5 trains. Each building will measure 5,907 square feet, and the residential units across both structures should average a rental-sized 728 square feet apiece. They layouts are identical in each building, with a single unit on the ground floor, two units per floor on the the second and third levels, and a single unit on the fourth and fifth floors. Queens-based Gerald J. Caliendo is the architect of record. The 40-foot-wide plot is currently occupied by a two-and-a-half-story wood-framed house. Demolition permits were recently filed to knock it down.

Two Four-Story, Eight-Unit Residential Buildings Filed At 664 Rutland Road, East Flatbush

Mordechai Schwimmer, doing business as a Brooklyn-based LLC, has filed applications for two four-story, eight-unit residential buildings at 664-668 Rutland Road, in northern East Flatbush, located a few blocks from the SUNY Downstate Medical Center. Each building will encompass 5,453 square feet, and residential units in both buildings will average 652 square feet apiece, indicative of rentals. Laundries will be located in the cellar. Mt. Vernon, N.Y.-based Jeffrey Sandor Orling is the architect of record. The 48-foot-wide plot of land is currently vacant, although vegetation will first have to be removed.

Four-Story, Three-Unit Residential Building Filed At 653 Maple Street, East Flatbush

Flushing-based Y.S.A. 91 Development Corporation has filed applications for a four-story, three-unit residential building at 653 Maple Street, on the northern end of East Flatbush, seven blocks from the Sterling Street stop on the 2 and 5 trains. The project will measure 6,050 square feet in total and contain 4,840 square feet of residential space. There will be one unit each on the ground and second floors, and one unit spanning the entire third and fourth floors. Given the spacious layouts, condominiums are most likely in the works. Queens-based Gerald Caliendo is the architect of record. The existing single-story home was filed for demolition this back in September.

Three Three-Story, Two-Unit Residential Buildings Coming To 696 East 38th Street, East Flatbush

Queens-based property owner Yaniv Levy has filed applications for three three-story, two-unit residential buildings at 692-696 East 38th Street, on the southern end of East Flatbush, located eight blocks east of the Newkirk Avenue stop on the 2 and 5 trains. The structures will all measure 3,661 square feet each, with 2,771 square feet to be used for residential space in each structure. That means units will average a family-sized 1,385 square feet across the entire development. The project is relatively contextual and will rise on a 77-foot-wide vacant swath of land flanked by rowhouses on both sides. Queens-based Gerald Caliendo is the architect of record.
