An anonymous Brooklyn-based LLC has filed applications for a six-story, eight-unit mixed-use building at 1014 Banner Avenue, in Brighton Beach, located four blocks north of the Brighton Beach stop on the B/Q trains. The new structure will measure 13,252 square feet in total and will feature a 2,140-square-foot children’s daycare on the ground and cellar levels. The residential units, many of them duplexes, will begin on the second floor and should average 1,149 square feet apiece. There will be recreational amenity space on the second floor. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 30-foot-wide lot is currently occupied by a single-story house. Demolition permits have not yet been filed.

Igor Zagranichny, doing business as an anonymous Queens-based LLC, has filed applications for a six-story, 11,545-square-foot medical office building at 1123 Ocean View Avenue, in Brighton Beach, located six blocks from the Brighton Beach stop on the B/Q lines. The entire building, from the basement level to the sixth-floor penthouse, will feature 11,299 square feet of medical space (noted as community facility square-footage in filings). The new building would rise on a 25-foot-wide, 2,475-square-foot lot currently occupied by a two-and-a-half-story brick house. Demolition permits have not yet been filed. Ruslan S. Goychayev’s Brooklyn-based RSLN Architecture is the architect of record.

That is two blocks north of the Ocean Parkway stop on the Q train. The structure will measure 4,913 square feet in total, which means units will average a rental-sized 702 square feet apiece. Zarina Ross’s Brooklyn-based Arcon Studio is the applicant of record. An existing single-story home must first be demolished.

Property owner David Winiarsky has filed applications for a six-story, 10-unit mixed-use building at 2973 Ocean Parkway, in Brighton Beach, a block from the Q train’s stop at Ocean Parkway. The building will measure 7,934 square feet, which includes a 1,760 square-foot healthcare facility on the ground and cellar levels. Beginning on the second floor, there will be two units per floor, averaging a rental-sized 617 square feet apiece. Zarina Ross’ Coney Island-based Arcon Studio is the applicant of record, and an existing two-story brick house must first be demolished.

Leonid Berlinkov, doing business as an LLC, has filed applications for a four-story, six-unit residential building at 407 Ocean View Avenue, in Brighton Beach, two blocks away from the Brighton Beach stop on the B and Q lines. The building will total 4,246 square feet, which means units will average a rental-sized 708 square feet apiece, although the residence on the fourth floor will also include a fifth-floor penthouse. Coney Island-based Zarina Ross’s Arcon Studio is the applicant of record, and permits were filed to demolish the existing single-story house in April.
