Construction is underway on the office-to-residential conversion of 750 Third Avenue, a 34-story tower in Midtown East, Manhattan. Designed by Gensler and developed by SL Green Realty, the $805 million project will span 761,384 square feet and yield 639 rental units. The development will also include ground-floor and cellar retail, a fitness center, a membership club, coworking space, and half an acre of outdoor space. The property is located between East 46th and 47th Streets.
Interior and lobby demolition began in October 2025, and structural steel work is now progressing, though the project was briefly interrupted in late July when the Department of Buildings issued a partial stop-work order covering all structural steel work on the ninth floor and above, citing welding that did not match the filed plans. The agency reported no structural distress or danger to the public, and rescinded the order two days later following a re-inspection.

The conversion is being engineered around the limits of the building’s deep office floor plates. The design carves roughly 25,000 square feet from the fourth through 17th floors to create a notch facing Third Avenue, bringing light and air into the units and making room for a multistory winter garden. The removed floor area is being relocated to additional floors above and to rooftop amenity space. One notched floor alone creates 38 apartments, with bedrooms positioned along the perimeter to comply with light-and-air requirements, bathrooms grouped at the interior core, and structural beams concealed within partition walls.
One quarter of the units will be reserved for affordable housing under the state’s 467-m tax incentive, which the developer’s materials list as a 90 percent real estate tax abatement for the as-of-right project.

The “notch” will be above the main entrance and extend to the first setback.
Oh, to see a floor plan with the notch would be amazing. It’s really satisfying that the midcentury look of the building will be retained. This building could be the model for so many more conversions.
