The Willow Affordable Senior Housing Project Breaks Ground At 1033 Willow Avenue In Hoboken, New Jersey

Construction has broken ground on The Willow, a six-story affordable senior housing development at 1033 Willow Avenue in Hoboken, New Jersey. Designed by KNTM Architects and developed by the City of Hoboken in partnership with Community Investment Strategies, the project will deliver 36 deed-restricted affordable apartments for residents aged 55 and older, marking the first new 100-percent affordable senior housing development built in Hoboken in more than 30 years. The property is located at the southeast corner of Willow Avenue and 11th Street.

The Willow, a Heritage Village Community, will include three studio apartments, 28 one-bedroom units, and five two-bedroom units. At least half of the apartments will be reserved for households earning 50 percent of the area median income (AMI) or less, while approximately 13 percent will be designated for households earning 30 percent of the AMI. The remaining units will serve households earning up to 80 percent of the AMI.

Amenities will include a ground-floor community room, a fifth-floor library, on-site laundry, elevator service, and 24-hour emergency maintenance. The building will incorporate ENERGY STAR-certified apartments and Zero Energy Ready Home design standards.

The development replaces a city-owned parking lot formerly occupied by a tenement building that was destroyed in a 1973 fire.

Funding for the project includes $500,000 from the City’s Affordable Housing Trust Fund, financing from the New Jersey Housing and Mortgage Finance Agency, Low-Income Housing Tax Credit equity through Enterprise Community Partners, and additional support from Citizens Bank and the Hudson County HOME Investment Partnership Program.

Construction is expected to be completed in fall 2027.

    Hoboken feels more like Brooklyn and is just as close to Manhattan. It’s curious why new developments are only just starting to happen here when NYC has been in a building boom since about 2010 or so. Better late than never.

  3. NYC needs to have this age bracket 55+ affordable senior housing
