YIMBY visited two mid-rise residential buildings nearing completion in the Alphabet City section of Manhattan’s East Village. The properties are located on interior lots east of Avenue B, a short walk from Tompkins Square Park, and will yield a combined 16 units.
Work is wrapping up on 256 East 4th Street, a six-story building between Avenues B and C. Designed by StudiosC Architecture and developed by OnPoint Development and AR Development Group, the 60-foot-tall structure spans 9,000 square feet and yields four condominium units with an average scope of 2,250 square feet. The project also includes a cellar level and a 30-foot-long rear yard.
The building is fully clad in its red brick façade, which features a sculptural bond pattern around the grid of recessed windows. The entrance is enclosed in wood paneling, and planters have been installed on the edges of each windowsill. Some finishing touches are still ongoing, with plywood covering the undersides of the window voids.

The Yuval Vidal Team and The Leonard Steinberg Team at Compass are handling sales and marketing of the homes, which come in one- to three-bedroom layouts. YIMBY expects work to fully conclude this summer.

The site was formerly occupied by the Iglesia Bautista Emmanuel church, as seen in the below Google Street View image from before its demolition.

Construction is also nearing completion on Village Garden Condominium, an eight-story building at 183 Avenue B between East 11th and 12th Streets. Designe by Plan Architecture, the 90-foot-tall structure will yield 12 condominium units, including two full-floor penthouses, each with two terraces.
The exterior is largely complete with the exception of the ground floor frontage, where some finishing touches are wrapping up. The façade is composed of white cementitious paneling surrounding floor-to-ceiling windows and glass doors leading to balconies. The balconies and upper terraces are lined with railings featuring a decorative flora pattern. Work will likely fully conclude sometime this summer.

In addition to the balconies and terraces, the property also features six individual garden spaces that buyers can add to their purchase.

The E 4th design is really quite good in a retro 70s way.
The Ave B design is better than average, but kind of ruined at the top.
Love the brickwork and planters. Great landscaping. Very well done. Wonder how they will service those plants?
