Excavation and pilings are getting underway for 10W17, a 17-story residential building at 10 West 17th Street within the Ladies’ Mile Historic District in Manhattan’s Flatiron District. Designed by DXA Studio and developed by Prosper Property Group, the 185-foot-tall structure will yield 34 condominium units in one- to three-bedroom layouts, including a set of duplex penthouses. The project will also include more than 2,000 square feet of amenities. The property is located between Fifth and Sixth Avenues.
The sidewalk is blocked off in front of the northern edge of the lot and a piling machine is currently working toward the rear. Below-grade work should progress over the remainder of winter and into spring, with the new reinforced concrete superstructure potentially emerging sometime this summer.
The renderings in the main photo and below showcase a striking design with graceful curves around the upper-level setback and near the base. Combined with the rippling façade paneling, these design features are intended to evoke the look of flowing fabric in a nod to the neighborhood’s past as a prominent shopping district.
The following photo shows three tiers of private terraces with glass railings on the top three stories. The bulkhead also features a gently curving mesh cladding, complementing the forms of the building below.

The next three photos give a better look at the draped appearance of the white precast concrete panels, which terminate into three columns on the first three stories. A canopy topped with shrubbery will hang over the main entrance.
The façade design was inspired by traditional dresses and the artwork “The Vestal Virgin Tuccia” by Antonio Corradini (1743), in addition to other historical sources.
The property was formerly occupied by a two-story commercial building that once housed the offices of the Catholic Medical Mission Board Inc. The structure was demolished in 2017.
SERHANT. New Development is handling sales and marketing for the new residence. The nearest subways from the ground-up development are the 4, 5, 6, L, N, Q, R, and W trains at the 14th Street–Union Square station to the east.
10 West 17th Street’s anticipated completion date is slated for spring 2027, as noted on site.

The two neighboring buildings must not be pleased at all, though… All NINE (lotline) windows being covered up on the western side building will make those apartments really dark (and the windows in the offices to the east). And across the street to the north, their sky view & sunlight will be diminished.
But, that’s New York for you… ever-diminishing light and sky and views. Enjoy them while they last!!
