Permits have been filed for a 13-story mixed-use building at 767 East New York Avenue in East Flatbush, Brooklyn. Located between Troy Avenue and Schenectady Avenue, the interior lot is near the Crown Hts–Utica Avenue subway station, served by the 2, 3, 4, and 5 trains. Yonah Grunhut of Grun Group LLC is listed as the owner behind the applications.

The proposed 124-foot-tall development will yield 83,348 square feet, with 52,817 square feet designated for residential space, 16,145 square feet for community facility space, and 14,385 square feet for commercial space. The building will have 94 residences, most likely rentals based on the average unit scope of 561 square feet. The concrete-based structure will also have 24 enclosed parking spaces.

Demolition permits were filed this month for the single-story structure on the site. An estimated completion date has not been announced.
