Construction is nearing completion on the residential conversion of 313 East 17th Street, a 13-story former hospital building in Gramercy, Manhattan. Designed by Kao-Hwa Lee Architects and developed and built by Borough Developers, the project involved the re-cladding of the structure’s 1966 façade and conversion of its interiors into 87 rental units, including 22 affordable apartments. The property is located between First and Second Avenues next to the NYU Langone Orthopedic Hospital.
The new façade has been fully installed above the first floor, which remains obscured by the sidewalk shed. The exterior is composed of floor-to-ceiling windows surrounded by white metal paneling on the main southern elevation, and light gray brick on the side profiles and bulkhead. Decorative metal railings line the 13th story setback and roof for terraces.
Residents facing south will have views overlooking Stuyvesant Square Park.

Apartments will be available in studio to two-bedroom layouts with interior design by Jessica Levine Interiors. Units will come with washers and dryers, split HVAC, hardwood floors, Dormakaba keyless entry, and GE appliances including fridge freezers, stoves, and dishwashers. Bathrooms in studios and one-bedrooms include tubs, while two-bedrooms have secondary bathrooms with showers. Select units on levels two, three, and 13 will have private outdoor space.
The affordable housing units are for individuals earning 40 to 100 percent of the area median income (AMI), ranging in eligible income from $37,886 to $175,000.
The majority of the residential amenities are located in the cellar level. These include a fitness center, a meditation room, a spa and sauna, a steam room, a yoga and dance studio, lounge, movie theater, business center, coworking space with conference rooms, recreation room, locker room, bike storage, dog washing station, and a communal laundry room. The ground floor contains the lobby with a virtual doorman and a package room. The roof feature a sundeck with grilling stations and a prep kitchen.
REAL New York is handling marketing for the units. The nearest subway from the property is the L train at the 1st and 3rd Avenue stations along East 14th Street.
313 East 17th Street’s anticipated completion date is slated for summer 2026, as noted on site.

This was Fierman Hall -a nurses dormitory and educational center. It never had patient care as its responsibility.

I’m 100% sure they’re crank-out casement. All residential windows have to have an operable section for emergency egress.
