Permits have been filed for a ten-story mixed-use building at 2411 East 2nd Street in Gravesend, Brooklyn. Located between Avenue X and Avenue Y, the lot is near Avenue X subway station, served by the F train. Oleg Gutnick is listed as the owner behind the applications.
The proposed 111-foot-tall development will yield 49,971 square feet designated for residential space. The building will have 73 residences, most likely rentals based on the average unit scope of 684 square feet. The concrete-based structure will also have retail space on the first floor, but the square footage allocated is unclear.
Alexander Zhitnik of Z Architecture PLLC is listed as the architect of record.
Demolition permits were filed in September 2025 for the single-story building on the site. An estimated completion date has not been announced.

👍 From 1 story to 10 stories, I luv it! From an ugly, unassuming 1 story waste of space, grows a bldg 10 times the “lot footprint”, to yield 73 residences👍
