Construction has begun on The Morgan, an eight-story affordable and supportive housing development in Jamaica, Queens. Designed by Amie Gross Architects and developed by Transitional Services for New York, the $32.5 million project will deliver 50 residential units, including 30 supportive units designated for individuals living with serious mental illness. The project is part of Governor Kathy Hochul’s statewide effort to expand mental health housing initiatives.
The Morgan’s 30 supportive units will feature 24/7 staffing, case management, and services such as skill development, harm reduction, conflict management, and peer support. The remaining 20 units will be reserved for individuals earning at or below 50 percent of the area median income. The building will replace a vacant structure and offer residents amenities such as a library and computer area, an outdoor terrace, recreation space, laundry facilities, a garden, and free Wi-Fi.
Funding for the development includes $12.4 million from the New York State Office of Mental Health, part of a broader $1 billion investment by Governor Hochul to expand specialized housing. Additional financing includes $7 million from New York State Homes and Community Renewal through Low-Income Housing Tax Credits, $4 million from the State Office of Temporary and Disability Assistance’s Homeless Housing and Assistance Program, and $7 million from NYC Housing Preservation & Development’s Supportive Housing Loan Program. The Dormitory Authority of the State of New York is providing assistance with financing and construction oversight.
The closest subways from the development site are the E, J, and Z trains at the Jamaica Center–Parsons/Archer station.
