The affordable housing lottery has launched for Vleigh 77, a four-story mixed-use building at 77–63 Vleigh Place in Kew Gardens, Queens. Designed by Jarmel Kizel Architects and developed by VP Capital Holdings LLC, the structure yields 79 residences. Available on NYC Housing Connect are 24 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $69,155 to $189,540.
Amenities include covered parking, bike storage lockers, a shared laundry room, gym, children’s playroom, storage, outdoor terrace, green space, and a virtual doorman. Residences are equipped with dishwashers, hardwood floors, intercoms, and name-brand kitchen appliances, countertops, and finishes.
At 80 percent of the AMI, there are five studios with a monthly rent of $1,833 for incomes ranging from $69,155 to $103,680; one one-bedroom with a monthly rent of $1,929 for incomes ranging from $74,640 to $116,640; and 14 two-bedrooms with a monthly rent of $2,247 for incomes ranging from $90,378 to $140,000.
At 130 percent of the AMI, there is one studio with a monthly rent of $1,950 for incomes ranging from $73,166 to $168,480, and three one-bedrooms with a monthly rent of $2,350 for incomes ranging from $89,075 to $189,540.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 4, 2025.
