The New York City Planning Commission has approved the OneLIC Neighborhood Plan, a rezoning plan that will bring nearly 14,700 new homes and 14,400 jobs to Long Island City, Queens. Led by Mayor Eric Adams and Department of City Planning Director Dan Garodnick, the plan introduces Mandatory Inclusionary Housing to the neighborhood for the first time, ensuring that approximately 4,300 of the planned homes will be permanently affordable. In addition, the proposal includes more than 3.5 million square feet of new commercial and industrial space.
OneLIC spans from the East River waterfront to Crescent Street and Queens Plaza North to 47th Avenue, with one extension reaching 39th Avenue between 21st and 23rd Streets. Along with new housing and employment opportunities, the rezoning aims to strengthen Long Island City’s infrastructure. This includes redevelopment of city-owned sites, tenant protections, and initiatives like the Homeowner Help Desk and HomeFix 2.0 to support existing residents.
Notably, rezoning will update the Waterfront Access Plan and coordinate public and private efforts to create a continuous, resilient public waterfront from Gantry Plaza State Park to Queensbridge Park. Improvements to the space will include new public spaces, active recreation areas, and consistent access to the shoreline.
“The Adams administration’s OneLIC Neighborhood Plan is the largest residential rezoning that this city has pursued,” said Deputy Mayor for Housing, Economic Development, and Workforce Adolfo Carrión, Jr. “Today’s action from the Planning Commission meets the urgency of our housing crisis, not just with 14,700 new homes but also with a wide array of neighborhood investments.”

The story of LIC is having your view of Manhattan blocked by new construction. It seems most of these “O say can you see” apartments will suffer from this new development. The retail will have to increase to catch up with the additional population.
Need housing. And parks As long as some units are affordable it’s an idea that has to come to fruition

The land is probably worth five times that, but that doesn’t make it any more likely that a total redevelopment will ever happen let alone in the next 15 years.
Even if NYCHA hypothetically pursued a high density mixed income PPP type megaproject, it would be slowly done in stages with a total transformation of the towers-in-park setting probably taking a generation or longer.
14,000 jobs. Permanent jobs or construction jobs? How many are employed in the area today ?
To answer your question, there are thousands of people employed in the area already. The area is full of workshops, warehouses, auto shops, etc. While many of the properties are in fact decrepit, nearly all of them are occupied.
Hope Rainy Park will survive, plus even inculcation of some new park / undeveloped space

How about rezoning the area around the 33rd st 7 train in LIC for residential?
It will never happen, affordable housing means High crime and people with no jobs getting government assistance. What developer can afford to build housing in this expensive neighborhood to receive back peanuts for rent. Especially if momdani becomes mayor. There are no Developers that are going to build in New York City because of momdani. The mayor is trying to do this because he wants to get reelected. There is no chance this happens. Do people understand how expensive Long Island City is?. This is all just a pipe dream. I own property in the neighborhood, it’s gotten so expensive the only way it will be affordable as if it becomes government controlled rent pricing. It will be another ghetto in New York City where crime and drugs and poor people will be on the Forefront.
