The affordable housing lottery has launched for Astoria Point, an eight-story mixed-use building at 21-07 Astoria Boulevard in Astoria, Queens. Designed by Gerald Caliendo and developed by Antonios Dagounakis of Figame Management, the structure yields 55 residences. Available on NYC Housing Connect are 21 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $104,298 to $227,500.

Amenities include pet-friendly policies, covered parking, bike storage lockers, and an elevator. Residences are equipped with washers and dryers, intercoms, energy-efficient appliances, and dishwashers. Tenants are responsible for electricity, which includes stove and heat.

At 130 percent of the AMI, there are three studios with a monthly rent of $2,900 for incomes ranging from $104,298 to $168,480; seven one-bedrooms with a monthly rent of $3,200 for incomes ranging from $115,338 to $189,540; and 11 two-bedrooms with a monthly rent of $3,500 for incomes ranging from $127,543 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 3, 2025.
