$400M Renovation Project At Nostrand Houses Moves Forward In Sheepshead Bay, Brooklyn

The New York City Public Housing Preservation Trust has selected Community Modernization Group (CMG), a joint venture led by SLSCO LP, as the design-build team for a $400 million renovation of the Nostrand Houses, an affordable housing development located at 2241 Batchelder Street in Sheepshead Bay, Brooklyn. Approved by the Trust Board on July 8, the project will modernize 1,148 apartments across 16 buildings, benefiting the development’s 2,213 residents.

Work will include full kitchen and bathroom upgrades, removal of lead-based paint, heating and ventilation system improvements, new windows and elevators, plumbing and electrical system updates, façade repairs, pest control measures, and enhanced waste management. Plans also include a phased temporary relocation of residents to complete hazardous material removal, with a return timeline of nine months. Design, financing, and construction will take place over a five-year period.

CMG was chosen through a two-step procurement process, which began with a request for qualifications and proceeded with a targeted request for proposal issued in October 2024. Resident feedback, gathered through workshops, community meetings, and direct engagement, shaped the project scope and played a central role in the selection process. The trust has engaged over 400 residents and reopened an on-site engagement office in June 2025 to ensure ongoing communication during the renovation period.

    Lol, for $400M? No it won’t. They’ll do about 250 apartments and mysteriously run out of money. And many new BMWs will have been purchased meanwhile.

  6. That development when it was built was inhabited by majority Caucasian families. It was well maintained and no crime. Overtime the demographics changed…. crime increased exponentially… Caucasian families fled…. The development no longer became a stepping stone… Multiple generations live there… Sad

  7. These are great upgrades, but they need to upgrade the criminal laws that those individuals trouble makers gang bangers and every thing else that’s criminal going on in those nycha buildings
