Exterior work is underway on 439 West 36th Street, a 12-story residential building in Hudson Yards, Manhattan. Designed by Archimaera Architecture and developed and built by ZD Jasper Realty, the 120-foot-tall structure will span 48,138 square feet and yield 52 units. The project will also contain recreation space on the roof and cellar level, a below-grade community facility, and ground-floor commercial space. The 75-foot-wide interior property is located between Dyer Avenue to the east and Tenth Avenue to the west.
The entire superstructure was constructed since our last update at the end of March 2024, when excavation was about to commence at the site. The building stands topped out and shrouded in scaffolding and netting as crews work to install the grid of windows within the fully framed fenestration. The blue insulation boards remain exposed on the main southern face as façade work has yet to commence.
The property was formerly occupied by a two-story commercial structure, as seen in the below Google Street View image. ZD Jasper Realty purchased the lot for $15 million in December 2021 and secured $47 million in construction financing from Johnny Su of Real Estate Capital of America (RECAP) in June 2023.
The main rendering previews a façade of earth-toned paneling surrounding floor-to-ceiling windows with bronze-hued mullions. The superstructure incorporates a series of stepped setbacks with rounded corners up to the 12th floor, creating space for private terraces. The building culminates in a flat parapet and a small bulkhead.
Floors two through five will house six units per level, and floors seven through 12 will have four units each.
The nearest subway from the ground-up development is the 7 train at the 34th Street-Hudson Yards station to the southwest.
439 West 36th Street’s completion date was originally slated for August 2025, but sometime in the first half of 2026 is likely.

Does anyone know what’s going on with the great McGraw Hill building, which you can see in the first photo here..
The McGraw-Hill bldg on W42nd is landmarked. There is discussion to turn the upper floors into residential. Not sure of the status of that. Originally, the developer wanted to remove the “MCGraw Hill” sign and just replace with a numerical address, but agreed to restore & maintain the original terra cotta letter per community preference. An aside, Just west of 439 36th on 10th & 36thSt is the original McGraw bldg (prior to the merger with Hill). This buildinging is noted for its handsome white glazed titled facade.
The long-discussed residential conversion of the upper floors, possibly delayed by a foreclosure last year.
Lo and behold!–a new masonry facade building–in Hudson Yards of all places. Hallelujah!!
