The affordable housing lottery has launched for 1760 Third Avenue, an 18-story affordable housing conversion building in East Harlem, Manhattan. Designed by Dattner Architects and developed by Breaking Ground, the project involved the conversion of a dormitory for Hunter College and Baruch College into 434 residential units. Available on NYC Housing Connect are 172 units for residents at 60 percent of the area median income (AMI), ranging in eligible income from $45,532 to $91,620.
Amenities include a 24-hour attended lobby, on-site resident manager, elevators, media room, recreation room, gym, computer lab, and on-site laundry room. All utilities, including electricity for stove, heating, and hot water, are included in the rent.
At 60 percent of the AMI, there are 127 studios with a monthly rent of $1,328 for incomes ranging from $45,532 to $81,420, and 45 one-bedrooms with a monthly rent of $1,660 for incomes ranging from $56,915 to $91,620.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 10, 2026.
