A new rendering has been revealed for Edgemere Commons B2, a 17-story mixed-use building at 332 Beach 52nd Street in Far Rockaway, Queens. Designed by Aufgang Architects and developed by Tishman Speyer’s TS Communities in partnership with New York City and New York State housing agencies, the structure will yield 300 affordable rental apartments. The project will also include 6,000 square feet of neighborhood-oriented retail space on its ground floor. The property is located between Beach Channel Drive and Rockaway Beach Boulevard.
The rendering previews a multifaceted massing with an alternating series of setbacks between the 11th and 13th floors. The building will culminate in a flat roof with two bulkheads. The façade is shown composed of beige, red, and blue brick framing a grid of punched windows. New tree-lined sidewalks will surround the property.
Below is a site map that shows the layout of all of the phases. Edgemere Commons B2 is one of two buildings in phase two, and will join Edgemere Commons Building B1, located to its north.
Homes will come in studio to three-bedroom layouts, with 255 designated as affordable for households earning between 30 percent to 80 percent of area median income (AMI). The remaining 45 apartments will consist of supportive housing for formerly homeless individuals. Social services will be provided by Breaking Ground, which is partnering with TS Communities at neighboring Edgemere Commons Building A2.
Amenities will include 34 parking spaces, 150 indoor bike racks, a package room, recreation room, an outdoor landscaped recreation deck, and an in-building laundry center. Tishman Speyer will also install landscaping and bioswales on Beach 52nd Street and continue construction of the new cross street, Peninsula Way.
TS Communities recently secured $214 million in financing in the form of tax-exempt bonds, traditional construction debt, and subsidy loans from the New York City Department of Housing Preservation and Development (HPD) and the New York City Housing Development Corporation (HDC), through the City’s New Construction Finance (NCF) Program. Capital One is providing the construction letter of credit, commercial construction loan, and is purchasing the low-income housing tax credits through a fund with Hudson Housing Capital.
When finished, the Edgemere Commons master plan will encompass more than 2,000 all-affordable apartments, along with retail, community facilities, and public open space. The nearest subway from the complex is the A train at the elevated Beach 44th and Beach 60th Street stations. Also nearby are stops on the Q22 and Q52+ buses, providing connections to the rest of Queens and Manhattan.
Edgemere Commons B2 is being built to Passive House and Enterprise Green Communities standards, and is slated for completion in late 2028.

IN the 90s, the City championed affordable housing that folks Bought – yes with subsidies, but then they owned the house or condo. Truly invested in the community and yes an opportunity to partake in the dream of owning your home.
