Construction recently broke ground on Petersen Commons, a three-story residential building at 1440 Rahway Avenue in the Avenel neighborhood of Woodbridge Township, New Jersey. Designed by Thriven Design and developed by Pennrose, the structure will yield 60 affordable units in one- to two-bedroom layouts for senior veterans 55 and older. The project will also include a superintendent’s residence. The property is located along County Road 514 between Randolph and Omar Avenues, directly south of the 101-unit Greens at Avenel affordable housing complex.
Petersen Commons is named after former Avenel resident and World War I Medal of Honor recipient Carl Petersen, who served in the 1900 Boxer Rebellion.
The renderings preview a simple contemporary design featuring a multifaceted massing clad in a mix of red brick, gray and blue vinyl siding, and light gray paneling. The fenestration will be composed of a wide grid of windows, and various decorative cornices will line the flat roof.
The affordable apartments will be available to households earning 30, 50, and 60 percent of the area median income (AMI). Three apartments will be accessible for residents with physical disabilities, and two will be outfitted for residents with hearing and visual impairments. All homes will be fully adaptable and Energy Star certified, with the project aiming for Zero Energy Ready Home certification.
Residential amenities will include a community room for gathering and support services, shared laundry facilities, on-site management, and outdoor parking spaces that will be shared with the adjacent Greens at Avenel residential complex.
Financing comes from 4 percent Low-Income Housing Tax Credits (LIHTC), Affordable Housing Production Funds from the New Jersey Housing and Mortgage Finance Agency (NJHMFA), and ASPIRE credits from the New Jersey Economic Development Authority. Other contributions include $18.4 million in a Low-Income Housing Tax Credit (LIHTC) and Affordable Housing subsidy and $16.2 million in both construction and permanent loans.
Petersen Commons is slated for completion next spring.

A nice development in an underused area in my township. Given that Woodbridge Township and wider Middlesex County are in the center of the affordability crisis it should be welcome to see some of the most hardship facing people are being helped. Our taxes are high; they should be able to use some of that revenue for these developments.
20 year cycle strikes again, looks right out of the early aughts.
