The Jersey City Planning Board has approved plans for 792 Communipaw Avenue, a five-story residential building in the Bergen-Lafayette neighborhood of Jersey City, New Jersey. Designed by Studio A+M Architects and developed by Academy Capital, the 32,583-square-foot structure will yield 38 apartments, with four dedicated to affordable housing. The project will also include more than 2,000 square feet of ground-floor commercial space, with nearly 74 feet of frontage facing Communipaw Avenue. The 7,300-square-foot property is located by the corner of West Side Avenue.
The rendering depicts the front southern elevation clad in alternating columns of red and gray brick surrounding a grid of large windows with black metal spandrels. A cornice will line the fifth floor, and the final story will feature an envelope of black paneling.
Unit scopes will range from 360 square feet for studios to 1,040 square feet for three-bedrooms. The affordable housing units will consist of one studio, two one-bedrooms, and one three-bedroom apartment. Residential amenities will include a landscaped rooftop terrace spanning 2,750 square feet, and bike storage with 21 spots.
The site is currently vacant, as seen in the below Google Street View image. The developer purchased the property in February 2024 for $1.4 million.
The ground-up development is located by the southern tip of Lincoln Park. Nearby are multiple bus stops that provide access to downtown Jersey City.
A construction timeline for 792 Communipaw Avenue has yet to be announced.
