New renderings have been revealed for 1301 Willow Avenue, a proposed six-story residential building in the northern end of Hoboken, New Jersey. Designed by MVMK Architecture + Design and developed by a subsidiary of Red Bridge Homes, the structure will yield nine units. The project will also include 1,200 square feet of ground-floor retail space and an eight-vehicle parking garage. The property is located at the northeast corner of Willow Avenue and 13th Street.
The renderings preview the building’s western and southern elevations from across Willow Avenue. The structure will feature a rectangular massing up to the fifth floor, followed by setback topped with a wraparound terrace. The sixth story will sit back from street level with a curve at the southwest corner. The façade is shown composed of a mix of light gray brick and charcoal-hued paneling framing a staggered, irregular grid of floor-to-ceiling windows. The final story and bulkhead will be enclosed in gray paneling.
The residential programming will include four two-bedrooms and five three-bedroom units. The latter includes the sixth-floor penthouse, which will feature a 562-square-foot outdoor terrace. The entrance to the parking garage will be located along 13th Street. Residential amenities will include a nearly 600-square-foot recreation space and green roof measuring around 1,400 square feet.The property was formerly occupied by a gas station, seen in the below Google Street View image from before its demolition. In mid-March, the developer petitioned Hoboken’s Zoning Board for a d(5) density variance, a d(6) height variance, and bulk “c” variances related to maximum lot coverage, minimum rear yard setback, and minimum roof deck setback. The board voted to continue hearing the application at an unconfirmed later date.
The property is located directly across Willow Avenue from a Trader Joe’s market, and is a 10-minute walk from the Hudson River.
Excavation and remediation work is currently underway. Final approvals and a construction timeline for 1301 Willow Avenue have yet to be announced.
