Permits have been filed for a 16-story mixed-use building at 515 West 27th Street in Chelsea, Manhattan. Located between Tenth and Eleventh Avenues, the interior lot is near the 34th Street–Hudson Yards subway station, served by the 7 train. Rodney Sani of Oxford Assets LLC is listed as the owner behind the applications.
The proposed 144-foot-tall development will yield 17,804 square feet, with 17,564 square feet designated for residential space and 240 square feet for commercial space. The building will have 62 residences, most likely rentals based on the average unit scope of 1,004 square feet. The concrete-based structure will also have a 30-foot-long side yard.
Jason S. Hertz of Hertz Engineering, PLLC is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.

The arithmetic is way off here – first, 62 residences of 1,004 square feet is 62,248 square feet, not 17,564. Also, it is unlikely that a 16-story building will only be 144 feet tall.
And while I’m at it, the dividing line between “likely rentals” and “likely condos” seems to fluctuate in these entries. Usually, over 1,000 square feet means condos.
I bet the residents in the Zaha Hadid building are bummed. Hopefully this new building will continue the Highline signature architecture trend.

Ovest is not going anywhere. That building is not included in this project.
