The affordable housing lottery has launched for 2700 Atlantic Avenue, a 14-story mixed-use building in Cypress Hills, Brooklyn. Designed by Peter Pizzimenti and developed by Joel Schwartz under the 2700 Atlantic LLC, the structure yields 227 residences. Available on NYC Housing Connect are 60 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $35,692 to $175,000.

Amenities include a virtual doorman, elevator, gated access, shared laundry room, bike torage lockers, and pet-friendly policies. Residences are equipped with air conditioning, patios or balconies, and energy-efficient appliances. Tenants are responsible for electricity including stove, hot water, and heat.

At 40 percent of the AMI, there are seven one-bedrooms with a monthly rent of $761 for incomes ranging from $35,692 to $58,320; five two-bedrooms with a monthly rent of $833 for incomes ranging from $43,475 to $70,000; and one four-bedroom with a monthly rent of $931 for incomes ranging from $54,412 to $90,720.

At 60 percent of the AMI, there are 15 one-bedrooms with a monthly rent of $1,261 for incomes ranging from $52,835 to $87,480; six two-bedrooms with a monthly rent of $1,433 for incomes ranging from $64,046 to $105,000; and one four-bedroom with a monthly rent of $1,705 for incomes ranging from $80,949 to $136,080.

At 100 percent of the AMI, there are eight one-bedrooms with a monthly rent of $2,262 for incomes ranging from $87,155 to $145,800; and one two-bedroom with a monthly rent of $2,634 for incomes ranging from $105,223 to $175,000.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than May 26, 2026.

  7. Anything priced over 100% AMI is not actually affordable for most people. 80% to be exact.

    That leaves only 44 units out of 277 that are affordable. Why are we subsidizing the building of so many unaffordable apartments in Cypress Hills?
