The first rendering has been revealed for 47-03 108th Street, a proposed 13-story mixed-use building in Corona, Queens. Developed by 108 Realty Group Inc., the 120,000-square-foot structure will yield 119 rental apartments, including 60 affordable housing units for residents at 60 percent of the area median income (AMI). The project will also include 17,700 square feet of community space and 8,700 square feet of retail space, according to plans filed with the New York City Planning Commission in early November. The property is located between 47th and 48th Avenues.

The rendering of the main western elevation shows a tiered massing beginning with a double-height ground floor and tall second story, both clad in an expansive glass curtain wall. Above, the façade transitions to gray paneling surrounding a uniform grid of floor-to-ceiling windows and glass doors leading to numerous stacks of balconies. A wraparound setback lined with a glass railing spans the entire ninth story, and the building culminates in a flat roof.

The property is currently occupied by a one-story auto shop, as seen in the below Google Street View image.

The nearest subway from the ground-up development site is the 7 train at the elevated 111th Street station to the north along Roosevelt Avenue.

The developer is seeking a zoning map and text amendment from the New York City Planning Commission for the project. An architect has not been announced for the project.

    This will likely be the tallest structure in Corona which is largely 3 story single and multiple family homes.

  2. Corona has tons of potential. I can’t believe im saying this but a project this big and tall does seem out of place. I would have rather seen something in handsome brick and more in the 8 story range, and designed to compliment the small grained vernacular of the neighborhood.

    Don’t forget, a yimby CAN be a chooser. Design input from yimbys is often the best kind.

  3. If they keep building buildings like this and pretending they are going to lower rents middle and lower classes will lose. Quality of life diminishes and prices will continue to go up when these building attract high income people. Nyc cannot be affordable simple supply and demand.

  8. Looks like the sort of Incomes needed would be those making one hundred thousands dollars a year. They aren’t building upscale buildings for low income groups too much. It maybe a scarcity to do low income, fixed income or seniors without social services attached. Only low income are those who have section 8 transferable vouchers which is said to be on its way out.
    That being said, low income tenant in up scale building taking transferable vouchers may be a thing of the pass. If it isn’t low income to begin with then low income renters need not apply. All sorts of excuses for people wining the lottery and are low income will occur. Leasing agents don’t have to lease an apartment to any one called off the lottery. It is up to them if they decide to accept a tenant.
