Work is getting underway at 30-11 12th Street, the site of a nine-story residential building in Astoria, Queens. Designed by Nikolai Katz Architect for Samuel Teitelbaum of Palm Tree Consulting, the 91-foot-tall structure will span 94,474 square feet and yield 124 rental units with an average scope of 761 square feet. The project will also include a 31-foot-long rear yard. The property is located at the southeast corner 12th Street and 30th Avenue.

The site has been cleared of its former occupant, and a team of machinery sits among piles of concrete rubble awaiting the start of excavation.

The street-level rendering in the main photo looks south at the building, showing a multifaceted massing with alternating five- and nine-story volumes. Setbacks at the sixth floor will create space for private terraces, and numerous balconies protrude from the northern and western elevations. The façade will be composed primarily of red brick surrounding floor-to-ceiling windows and glass balcony doors with protruding frames. The ground floor will feature more expansive glass, and the upper levels above the setback will be clad in contrasting gray paneling. Decorative metal beams will line the edges of the building’s five-story volumes, rising up with a slope to the corners. A landscaped terrace will sit atop the flat roof.

The property was formerly occupied by a low-rise commercial property, as seen in the below Google Street View image from before its demolition in 2018.

A list of potential residential amenities has yet to be announced. The nearest subways from the ground-up development are the N and W trains at the elevated 30th Avenue station over 31st Street.

30-11 12th Street’s anticipated completion date is slated for October 2026, as noted on site. However, YIMBY expects construction to finish sometime in 2027.
