Permits have been filed for an eight-story mixed-use building at 84-14 Queens Boulevard in Elmhurst, Queens. Located between Van Loon Street and Grand Avenue, the lot is one block from the Grand Avenue-Newtown subway station, served by the E, F, M, and R trains. Sonu Arora is listed as the owner behind the applications.

The proposed 85-foot-tall development will yield 21,931 square feet, with 18,021 square feet designated for residential space, 3,707 square feet for commercial space, and 201 square feet for community facility space. The building will have 26 residences, most likely rentals based on the average unit scope of 693 square feet. The concrete-based structure will also have a cellar but no accessory parking.
