Permits have been filed for a ten-story mixed-use building at 57 Fourth Avenue, also addressed as 101 East 9th Street in Noho, Manhattan. Located at the intersection of 9th Street and Fourtth Avenue, the corner lot is near the 8th Street–Avenue subway station, served by the R and W trains. Ilyas Abayev is listed as the owner behind the applications.

The proposed 115-foot-tall development will yield 26,822 square feet, with 25,970 square feet designated for residential space and 852 square feet for commercial space. The building will have 15 residences, most likely condos based on the average unit scope of 1,731 square feet. The concrete-based structure will also have a cellar but no accessory parking.

BKSK Architects is listed as the architect of record.

Demolition permits were filed this month for the single-story structure on the site. An estimated completion date has not been announced.

  1. Great ‘Google Maps’ street corner photo above, of the small things that make a city great, the little deli, the cleaners, even that person walking her dog etc..I’m sure, at least I hope that this new building will be great and all that, but the deadening of street life sort of continues..

    • I am sure the dogs will still be walked by the new building. The deli is next door.

      I live nearby – the site is covered in graffiti- especially the 2nd floor – upper level graffiti has exploded in recent years and the city does not have the stomach to stop it. To me when nobody cleans it up it signals that no one cares, no one in control , city in decay. Not talking about murals and street art.

    This is a prominent corner and I hope the new building will acknowledge that, with a nod to the adjacent historic buildings rather than the glass box across the street.

  3. All those people next door are going to lose their lot line windows. I’m never sure about whether to feel sorry for those in this position, or laugh about it.
