The affordable housing lottery has launched for Beach Channel House, a five-story residential building at 60-14 Beach Channel Drive in Arverne, Queens. Designed by Badaly Architects and developed by Matthew Ahdoot of United Developers, the structure yields 101 residences. Available on NYC Housing Connect are 37 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $95,726 to $227,500.
Amenities include a garage, lounge, a shared laundry room, elevator, and green space. Residences are equipped with air conditioning, intercoms, hardwood floors, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.
At 130 percent of the AMI, there are nine studios with a monthly rent of $2,650 for incomes ranging from $95,726 to $168,480; eight one-bedrooms with a monthly rent of $2,751 for incomes ranging from $99,943 to $189,540; and 20 two-bedrooms with a monthly rent of $2,800 for incomes ranging from $103,543 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than November 24, 2025.
