The affordable housing lottery has launched for 2795 Fulton Street, an eight-story mixed-use building in Cypress Hills, Brooklyn. Designed by Nikolai Katz Architect and developed by Yisroel Greenfeld, the structure yields 51 residences. Available on NYC Housing Connect are 13 units for residents at 40 to 80 percent of the area median income (AMI), ranging in eligible income from $51,018 to $160,720.

Residents will have access to a wide range of amenities including assigned parking, shared laundry room, yoga and dance studio, media room, business center, children’s playroom, a doorman, and a landscaped roof garden. Units include name-brand appliances and finishes, air conditioning, and hardwood floors.

At 40 percent of the AMI, there are five two-bedrooms with a monthly rent of $1,099 for incomes ranging from $51,018 to $70,000.

At 60 percent of the AMI, there is one one-bedroom with a monthly rent of $1,556 for incomes ranging from $61,852 to $87,480; two two-bedrooms with a monthly rent of $1,798 for incomes ranging from $74,983 to $105,000; and one three-bedroom with a monthly rent of $2,015 for incomes ranging from $85,783 to $120,540.

At 80 percent of the AMI, there is one two-bedroom with a monthly rent of $2,497 for incomes ranging from $98,949 to $140,000, and three three-bedrooms with a monthly rent of $2,823 for incomes ranging from $113,486 to $160,720.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 6, 2025.
