Construction is closing in on the final stories of 131-28 40th Road, a 12-story mixed-use hotel building in Flushing, Queens. Designed by Gene Kaufman Architect for the 40th Road Realty Group LLC, the 131-foot-tall structure will span 58,789 square feet and yield 124 guest rooms with an average scope of 347 square feet. The project will also include 15,234 square feet of residential space and a 547-square-foot community facility. The property is located along 40th Road between College Point Boulevard and Flushing Creek.

The reinforced concrete superstructure stands more than halfway complete with steel rebar protruding from the highest floor.  Vertical progress has been gradual since resuming from a stall in work in the second half of last year, when only the four-story base had been formed. YIMBY expects the building to top out before the end of the year.

The following zoning and section diagrams show a four-story base, followed by a setback across the wide northern elevation. The upper levels then rise with a cantilever on the opposite southern face, and the building culminates in a tall central bulkhead.

The nearest subway from the development is the 7 train at the Flushing–Main Street station to the northeast.

A completion date for 131-28 40th Road has not been announced, though YIMBY anticipates work to conclude sometime later next year.

    This is located in what was a light industrial and warehouse area of Flushing. As these declined, residential use began. Across the street is the large Sky View Parc development which includes a shopping mall and residential towers. The roof of the mall is heavily landscaped for the use of residents. This was formerly a large ConEd facility. Buildings in Flushing are subject to flight path obstruction height rules due to proximity to LGA.
