Permits have been filed to expand a two-story structure into a four-story residential building at 145-33 167th Street in South Jamaica, Queens. Located at the intersection of 145th Drive and 167th Street, the lot is near the Aqueduct North Conduit Avenue subway station, served by the A and S trains. Barry Wagschal of Wagstone Capital LLC is listed as the owner behind the applications.
The proposed 56-foot-tall development will yield 4,695 square feet designated for residential space. The building will have nine residences, most likely rentals based on the average unit scope of 521 square feet. The steel-based structure will also have a cellar, penthouse, and a 40-foot-long rear yard.
Mohammad Ahead, PE is listed as the architect of record.
Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.

The information in this article is incorrect. Jacob Ashkenazie is the listed owner, not Barry Wagschal; Belal Salim of BFS Architect PC is listed as the AoR, not Mohammad Ahead. The property details aren’t even accurate.
