The affordable housing lottery has launched for 202 Tillary Street, a 31-story residential complex in Downtown Brooklyn. Designed by Aufgang Architects and developed by Maddd Equities, the structure yields 465 residences. Available on NYC Housing Connect are 120 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $32,538 to $174,960.

Amenities include a gym, landscaped outdoor spaces, sky lounges, a resident lounge, coworking space, and a pickleball court. Residences are equipped with washers and dryers, energy-efficient appliances, air conditioning, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including stove and heat.

At 40 percent of the AMI, there are five studios with a monthly rent of $784 for incomes ranging from $32,538 to $51,840; 28 one-bedrooms with a monthly rent of $828 for incomes ranging from $34,903 to $58,320; and 15 two-bedrooms with a monthly rent of $967 for incomes ranging from $41,863 to $70,000.

At 60 percent of the AMI, there are 28 studios with a monthly rent of $1,251 for incomes ranging from $48,549 to $77,760, and 20 one-bedrooms with a monthly rent of $1,328 for incomes ranging from $52,046 to $87,480.

At 110 percent of the AMI, there are six studios with a monthly rent of $2,418 for incomes ranging from $88,560 to $142,560, and 17 one-bedrooms with a monthly rent of $2,579 for incomes ranging from $94,938 to $160,380.

At 120 percent of the AMI, there is one one-bedroom with a monthly rent of $3,349 for incomes ranging from $121,338 to $174,960.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 10, 2025.
