The affordable housing lottery has launched for 532 Neptune Avenue, a three-tower residential complex in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Cammeby’s International Group and Rybak Development, the project consists of a pair of 19-story structures and a 20-story building rising from a shared podium. The development yields 499 residences. Available on NYC Housing Connect are 150 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $90,275 to $227,500.
New tenants will receive one month of free rent on a one-year lease, or two months free on a two-year lease.
Amenities include pet-friendly policies, a dog washing station, garage, bike storage lockers, a shared laundry room, gym, spa, yoga and dance studio, playground, community center, party room, community events and classes, recreation center, business center, children’s playroom, storage, rooftop terrace, outdoor deck barbecue grills and prep kitchen, concierge, and an on-site resident manager. Residences are equipped with washers and dryers and intercoms. Tenants are responsible for electricity, including electric stove, heat and water.
At 130 percent of the AMI, there are 33 studios with a monthly rent of $2,449 for incomes ranging from $90,275 to $168,480; 42 one-bedrooms with a monthly rent of $2,535 for incomes ranging from $95,418 to $189,540; and 75 two-bedrooms with a monthly rent of $3,495 for incomes ranging from $133,166 to $227,500.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than October 14, 2025.
