The affordable housing lottery has launched for 94-15 Sutphin Boulevard, a 24-story mixed-use building in Jamaica, Queens. Designed by JFA Architects & Engineers and developed by Joel Weiss of Heartfelt Townhouse Build, the structure yields 524 residences. Available on NYC Housing Connect are 90 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $75,669 to $160,720.

Amenities include an elevator and a shared laundry room. Residences are equipped with air conditioning, intercoms, energy-efficient appliances, and name-brand kitchen countertops and finishes. Tenants are responsible for electricity, including stove and heat.

At 80 percent of the AMI, there are 27 studios with a monthly rent of $2,065 for incomes ranging from $75,669 to $103,680; 45 one-bedrooms with a monthly rent of $2,205 for incomes ranging from $81,223 to $116,640; 17 two-bedrooms with a monthly rent of $2,629 for incomes ranging from $97,680 to $140,000; and one three-bedroom with a monthly rent of $3,021 for incomes ranging from $113,040 to $160,720.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 18, 2025.

  1. Buildings of that size should be the standard around rail stations citywide.

  2. Transit oriented development is finally becoming the model for developing in NYC and even in Westchester county, to some degree.
