Permits have been filed for a five-story mixed-use building at 1403 Atlantic Avenue in Bed-Stuy, Brooklyn. Located at the intersection of Atlantic Avenue and St. Andrews Place, the lot is two blocks from Kingston-Throop Avenues subway station, served by the A and C trains. Eric Brintauch of Martin Abdul is listed as the owner behind the applications.

The proposed 70-foot-tall development will yield 12,278 square feet, with 10,182 square feet designated for residential space and 2,096 square feet for commercial space. The building will have 10 residences, most likely condos based on the average unit scope of 1,018 square feet. The concrete-based structure will also have a cellar but no accessory parking.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    It’s a corner, let’s make sure the design is better than adquate.
    No cantilevered balconies (storage ledges)!

  2. This architect can do good work. Hopefully this will be a good example. A nice rounded corner would look snazzy.
