BIG’s Updated Design Revealed for 175 3rd Street in Gowanus, Brooklyn

Updated renderings have been revealed for 175 3rd Street, a nearly $1 billion residential project in Gowanus, Brooklyn. Designed by Bjarke Ingels Group and developed by Charney Companies and Tavros Capital, the structure will stand as the largest in the neighborhood, spanning more than 1 million square feet with 1,000 rental units in studio- to three-bedroom layouts along with ground-floor retail space. Twenty-five percent of the apartments will be dedicated to affordable housing, as required by neighborhood Mandatory Inclusionary Zoning. The property is bounded by 3rd Street to the south, 3rd Avenue to the east, and the Gowanus Canal to the west.

The renderings in the main photo and below look east at the sprawling complex, previewing the scope of the U-shaped superstructure relative to the surrounding neighborhood. The building features a distinctive design of stacked boxes with chamfered corners, and incorporates an abundance of landscaping across its shallow setbacks and expansive tiered roof decks. The façade is composed of a grid of floor-to-ceiling windows framed by what appears to be cast concrete with a rough-hewn finish. The property will also include a large interior courtyard and waterfront esplanade along the Gowanus Canal designed by Field Operations.

The following renderings provide a closer perspective of the façade texture, as well as one of the landscaped roof terraces. These upper amenity spaces will offer residents clear views of the Manhattan skyline and New York Harbor.

Outdoor amenities will include sports facilities, a dog run, rooftop lounges, outdoor pools, a three-acre landscaped courtyard, plus 35,000 square feet of indoor amenities that have yet to be revealed. There will also be a 30,000-square-foot public park with 250 feet of boardwalk along the canal.

The outdated renderings below show Bjarke Ingels Group’s original design for the complex. These plans called for a 20-story building with interlocking setbacks featuring a checkerboard pattern of floor-to-ceiling windows, pocketed terraces, and gently sloped terraces with abundant landscaping. The building was slated to yield 375 apartments and ground-floor retail space.

The developers of 175 3rd Street recently secured a $174.5 million capitalization package arranged by JLL Capital Markets to support the property acquisition and pre-development phase. The figure includes $110 million in senior financing from Silver Point Capital and $35 million in mezzanine financing from a partnership between Tikehau Capital and Brodsky Organization. Atlas Capital Group contributed $29.5 million in equity.

175 Third Street will be the fourth and final component in Charney Companies and Tavros Capital’s Gowanus Wharf master plan, joining Union Channel at 240 Third Avenue, Douglass Port at 251 Douglass Street, and Nevins Landing at 310-340 Nevins Street. The buildings collectively span more than 2 million square feet and yield 2,200 units, making the developers the largest owners in the neighborhood.

The nearest subways from the development are the R train at the Union Street station and the G, F, and R trains at the 4th Avenue-9th Street station.

Construction on 175 3rd Street is set to break ground in mid-2026. A completion date has yet to be announced.

    However, the windows are too big.

  5. What will happen to that big surface parking lost for the Whole Foods? Surely a residential building on that lot would make someone a lot of money. You could even keep the ground floor as parking for Whole Foods or rebuild the entire block.

  8. Nice building. But those 10 minute waits for the R train are about to become a lot more uncomfortable!
