The affordable housing lottery has launched for 1229 Eastern Parkway, a seven-story residential building in Crown Heights, Brooklyn. Developed by Bluejay Management, the structure yields 54 residences. Available on NYC Housing Connect are 17 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $84,000 to $227,500.

Amenities include pet-friendly policies, elevator, a garage, gym, media room, storage, and a virtual doorman. Units are equipped with hardwood floors, dishwashers, patios or balconies, and washers and dryers. Tenants are responsible for electricity including stove, heat, and hot water.

At 130 percent of the AMI, there are 12 one-bedrooms with a monthly rent of 2,450.00 for incomes ranging from $84,000 to $189,540; and five two-bedrooms with a monthly rent of $2,700 for incomes ranging from $92,572 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 7, 2025.

  2. It looks like soviet-era housing stock. As it happens, it’s not all that affordable.

    If rent is 130% of Area Median Income that means the rent is unaffordable for 80% of the area.

    How could this be affordable housing? It’s definitely not for people in this neighborhood…I would love to find an apartment with elevator access because of my multiple back surgery but I would be dreaming to afford this building even though I am 2 blocks away….
