Construction is nearing the finish line on Maison 78, a 35-story residential tower at 1487 First Avenue on the border of the Lenox Hill and Yorkville sections of Manhattan’s Upper East Side. Designed by Hill West Architects and developed and built by Carmel Partners, the 404-foot-tall structure will yield 146 rental units in one- to four-bedroom layouts. The project will also include 7,120 square feet of ground-floor retail space and a cellar level. The property is located at the southwest corner of First Avenue and East 78th Street.
Most of the final exposed sections of the envelope on the ground floor and crown were enclosed since our last update in January, when the first story remained incomplete behind sidewalk fencing and the bulkhead had yet to receive its mechanical screens. The hoist was also dismantled from the southwest corner of the reinforced concrete superstructure and the ensuing gap filled in. The following photos show the finished appearance of the façade, which is composed of light gray brick framing floor-to-ceiling windows with dark bronze-hued spandrels.
Work is still wrapping up on the rear western side of the bulkhead, as seen in the below aerial photo. YIMBY expects this to conclude in the coming weeks.
The main entrance will sit beneath an angled bronze canopy with signage above.
The exterior design motifs from the entrance will be replicated in the lobby, with broadly chamfered bronze-hued paneling surrounding the front desk.
Residential amenities will include a fitness center, yoga studio, pilates studio, a game room with a billiards table, a catering kitchen and dining room, a rooftop lounge, coworking lounge, an outdoor dining loggia, a children’s playroom, on-site residents parking, and a private dog run.
Building services will include 24/7 concierge service, a dedicated on-site resident manager, personal storage available, streamlined package management, a dedicated recycling center, a laundry room, and fitness and wellness programs.
The developer purchased the property from Robert Chou for $73.5 million in early 2022. DXA is serving as the interior designer for the units and Nancy Packes is in charge of leasing.
The closest subway from the development is the 6 train at 77th Street station along Lexington Avenue. Also nearby is the Q train at the 72nd Street station to the southwest on Second Avenue.
1487 First Avenue has a completion date of summer 2025 posted on site.

It’s pretty funny they left the water tower out of the rendering.
Strange that many lottery apartments are in this building and it is not mentioned. NYC housing offers at significant discounts so those renting at market living next to those making under $45,000

This looks better than the rendering. The brickwork is really quite good, and it’s nice the windows aren’t flat. But the mechanical penthouse, flush with the exterior walls, ends up being the worst part of the design, which is a shame.
Two-bedroom apartments are renting for just over $10,000/month with shockingly small rooms.
The two buildings on 2nd are renting at or above that level. It makes you wonder what the market for $10-12k rentals are in Yorkville.
If I had that much to spend I would probably buy.
tax+HOA are 5k/month there
Have people started moving in here? I pass by it at night and looks like some rooms are already completely furnished, even while the base of the tower is not finished yet.
Onwards & upwards, nyc’s endless vertical growth AT SOME POINT, has to make this “nexus of the worlds hipsters😅”, a tiny bit more “affordable” on the supply side🤷🌳
