570 Fulton Street in Fort Greene, Brooklyn via NYC Housing Connect

The affordable housing lottery has launched for 570 Fulton Street, a 23-story mixed-use building in Fort Greene, Brooklyn. Designed by Fischer Rasmussen Whitefield Architects and developed by Goose Property Management, the structure yields 163 residences. Available on NYC Housing Connect are 49 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $68,949 to $227,500.

Amenities include pet-friendly policies, package lockers, bike storage lockers, a shared laundry room, storage, gym, yoga and dance studio, recreation room, business center, virtual doorman, and rooftop terrace. Residences are equipped with dishwashers, air conditioning, hardwood floors, energy-efficient appliances, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity including stove and heat.

At 80 percent of the AMI, there is one studio with a monthly rent of $1,869 for incomes ranging from $68,949 to $103,680; four one-bedrooms with a monthly rent of $1,993 for incomes ranging from 73,955 to $116,640; and one two-bedroom with a monthly rent of $2,375 for incomes ranging from $88,972 to $140,000.

At 130 percent of the AMI, there are 14 studios with a monthly rent of $3,423 for incomes ranging from $122,229 to $168,480; 24 one-bedrooms with a monthly rent of $3,661 for incomes ranging from $131,143 to $189,540; and five two-bedrooms with a monthly rent of $4,250 for incomes ranging from $153,258 to $227,500.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than July 24, 2025.

  1. This sucks, they should have taken it through ULURP and done a bigger building like Slate had originally intended. Though I’ll take what I can get.

  2. It’s getting harder to apply for affordable housing the higher income moves in less chances for residents with really low income to apply.

  3. This is not affordable housing smh

    • Market rate 1 bedrooms in these brand new downtown amenity high rises rent for $5k. It’s definitely a good deal if you qualify.
