The affordable housing lottery has launched for Prisma House, a ten-story residential building at 126 Sandford Street in Clinton Hill, Brooklyn. Designed by SBJ Group and developed by Rivington Company, the structure yields 120 residences. Available on NYC Housing Connect are 30 units for residents at 40 to 110 percent of the area median income (AMI), ranging in eligible income from $35,589 to $153,780.
Amenities include a garage with electric vehicle charging stations, bike storage lockers, gym, media room, recreation room, coworking space, sundeck, rooftop terrace, shared laundry room, common area Wi-Fi, package lockers, and virtual doorman. Units are equipped with air conditioning, energy-efficient appliances, smart controls for heating and cooling, washers and dryers, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity, including electric stove and heat.
At 40 percent of the AMI, there are seven one-bedrooms with a monthly rent of $874 for incomes ranging from $35,589 to $55,920, and five two-bedrooms with a monthly rent of $1,031 for incomes ranging from $42,892 to $67,080.
At 60 percent of the AMI, there are 11 one-bedrooms with a monthly rent of $1,374 for incomes ranging from $52,732 to $83,880, and one two-bedroom with a monthly rent of $1,631 for incomes ranging from $63,463 to $100,620.
At 110 percent of the AMI, there are six one-bedrooms with a monthly rent of $2,625 for incomes ranging from $95,623 to $153,780.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 30, 2025.
