The affordable housing lottery has launched for Maison 78, a 35-story mixed-use building at 356 East 78th Street on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, the structure yields 206 residences. Available on NYC Housing Connect are 45 units for residents at 70 to 130 percent of the area median income (AMI), ranging in eligible income from $62,675 to $218,010.
Amenities include pet-friendly policies, a dog park and dog washing station, garage with assigned parking spaces and electric vehicle charging stations, bike storage lockers, package lockers, a shared laundry room, common area Wi-Fi, gym, yoga and dance studio, media room, party room, community center, recreation room, business center, children’s playroom, rooftop terrace, an on-site resident manager, and concierge. Residences come with washers and dryers, air conditioning, hardwood floors, smart controls for heating and cooling, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.
At 70 percent of the AMI, there are eight studios with a monthly rent of $1,828 for incomes ranging from $62,675 to $87,010, and seven one-bedrooms with a monthly rent of $1,954 for incomes ranging from $66,995 to $97,860.
At 130 percent of the AMI, there are seven one-bedrooms with a monthly rent of $3,702 for incomes ranging from $126,926 to $181,740, and 23 two-bedrooms with a monthly rent of $4,434 for incomes ranging from $152,023 to $218,010.
Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 14, 2025.

Impressive amenities! There is a spot in this building for a myriad of activities which is impressive at this price range. Love the dog wash. Clever. Is there a reason that so many apartments don’t have balconies in NYC? In a crowded city the outdoor space would be most welcome and a great selling point. I’m not speaking of the taller buildings necessarily.
Yes. Costs. Generally outdoor space yields have the amount as indoor space and I assume it counts towards the maximum buildable space in the same way.
There are plenty of apartments available actually with some balcony. Few with sizeable outdoor space outside very expensive penthouses
Im scared of heights. Its safe to say i don’t mind the non balcony buildings 🤣
