Permits have been filed for a six-story residential building at 2683 Creston Avenue in Fordham, The Bronx. Located between East 196th Street and East Kingsbridge Road, the lot is one block from the Kingsbridge Road subway station, served by the B and D trains. Erjon Pacaj of New Leaf Development LLC is listed as the owner behind the applications.

The proposed 60-foot-tall development will yield 11,840 square feet designated for residential space. The building will have 22 residences, most likely rentals based on the average unit scope of 538 square feet. The masonry-based structure will also have a 20-foot-long rear yard.

GRID Drafting and Consulting is listed as the architect of record.

Demolition permits were filed this month for the three-story residential building on the site. An estimated completion date has not been announced.

    This was a holdout from when the neighboring houses were demolished for apartment buildings in the 1920s. I see a number of windows that will be blocked in the new construction.
