Excavation Underway for 714-Unit Complex at 355 Exterior Street in Mott Haven, The Bronx

Excavation and pilings are underway at 355 Exterior Street, the site of a two-tower residential complex in Mott Haven, The Bronx. Designed by Hill West Architects and developed by The Lightstone Group under the 355 Exterior Street Associates LLC, the 720,785-square-foot project will yield 714 rental units with an average scope of 777 square feet, as well as 10,630 square feet of commercial space and 325 enclosed parking spaces. The taller of the two towers will rise 437 feet, making it the tallest structure in the South Bronx and in the borough, and taking the title away from River Park Towers that stands 428 feet tall. The property is located along the Harlem River near the intersection of Exterior and Gerard Streets.

Recent photographs show several excavators and piling rigs at work across the site as crews begin to prep the land for the forthcoming foundations. Some mounds of concrete rubble remain from the slab of the low-rise commercial building that formerly occupied the property, but should be hauled away soon.

The developers purchased the property from Verizon for $59 million in cash and filed permits for the former occupant’s demolition in September 2019.

The main rendering looks east at 355 Exterior Street from the Harlem River, showing the towers rising from a shared multi-story podium and connected by a smaller mid-rise volume. While no floor count or measurements have been revealed for the shorter of the two towers, its scale relative to its taller sibling suggests a roof height of approximately 300 feet. The towers will feature uniform façades of floor-to-ceiling windows framed by earth-toned paneling, and landscaped terraces are shown topping the expansive podium and roof parapets of the towers.

The nearest subways from the development are the 4 and 5 trains at the 138th Street-Grand Concourse station to the southeast.

355 Exterior Street’s anticipated completion date is slated for spring 2026, as noted on site.

  1. What an adventurous design.

    • Design does not have to be “adventurous” to be good. If these turn out like the renderings they will be a handsome timeless addition to the waterfront.

  2. What’s really adventurous is how they made the rest of the South Bronx disappear on the renderings

  3. Surprisingly good news to see an update on this. I thought the project had been shelved after the failure to gentrify Mott Haven. There was a lull in new construction but they seem determined to build even bigger down there.

    Between these tall towers and the massive Fordham Landing upstream, they will be capitalizing on the Harlem River Greenway

      No. Not really.

      • It sure seemed like it to me.
        Or rather, it seems like there haven’t been any major new projects being announced. This complex was announced in 2019, so it’s still part of that first wave of development alongside the towers on the Bruckner.

        The only new project I had in mind was Fordham Landing but I just found an article literally published today that said the property was going to be foreclosed.

        • What do you mean? There is nonstop luxury construction going on. A new just finished on Bruckner next to the Willis Ave bridge. Right near this site one just finished on 144th. Another just about to finish on Gerard Ave and twin buildings going up on the Concourse by 138. Not sure how you don’t see these going on.

    It’s like polished up mid-century public housing. But it’s good.
    There are 3 subway lines close by. How many millions will be spent for 325 parking spaces that could have been additional housing units? This is idiotic.

    • You would be surprised. A lot of people who can pay the high rents that this will be – can afford nice cars – and don’t want to park them on the street.

  9. Would not want to take the walk from trucker blvd to the 138 st subway passing the projects at certain times of thr day and night.THATS THE HOOD

    • You don’t pass projects from that station. And plenty of people do. There is even a Wyndham hotel right there and you will see tourists using that station

  10. Best part is the city is building a new park on the lot just to the north

  11. All new construction should have parking. Parking spots have been eliminated by Citi-Bikes and the fact that NYC has hundreds of thousands more people with cars, it’s necessary. Only other issue is sometimes the cost is equivalent to paying rent for a apartment 🙁
