The affordable housing lottery has launched for 88-36 139th Street, an eight-story residential building in Jamaica, Queens. Designed by Montroy Demarco Architecture and developed by The Briad Group, the structure yields 96 residences. Available on NYC Housing Connect are 25 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $198,250.

Residences come with dishwashers, balconies or patios, and washers and dryers. Amenities include pet-friendly policies, elevator, gym, game room, package lockers, garage, a recreation room, and a rooftop terrace. Tenants are responsible for electricity including hot water, stove, and heat.

At 130 percent of the AMI, there are six studios with a monthly rent of $2,000 for incomes ranging from $68,572 to $146,900; 15 one-bedrooms with a monthly rent of $2,350 for incomes ranging from $80,572 to $165,230; and four two-bedrooms with a monthly rent of $2,850 for incomes ranging from $97,715 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than June 3, 2024.

    are these units only for liberals and migrants?because that seems to be the case with affordable housing these days.
