Permits have been filed for a 39-story mixed-use tower at 1448 Third Avenue on the Upper East Side of Manhattan. Located at the intersection of Third Avenue and East 82nd Street, the lot is one block from the 86th Street subway stations, serviced by the Q, 4, 5, and 6 trains. Douglaston Development is listed as the owner behind the applications.

The proposed 478-foot-tall development will yield 287,632 square feet, with 225,544 square feet designated for residential space, 40,864 square feet for commercial space, and 21,224 square feet for community facility space. The building will have 125 residences, most likely condos based on the average unit scope of 1,804 square feet. The concrete-based structure will also have a cellar and a 20-foot-long rear yard.

Cetraruddy Architecture is listed as the architect of record.

Demolition permits have not been filed yet. An estimated completion date has not been announced.

    The last pre-war building on this intersection, that’s a shame.

    Wrong side of the street. I think this is where the old Gristedes is, and is currently under construction.

  8. Yup! This picture is not 1448 Third. 1448 Third is on the opposite side of Third Avenue.
