Permits have been filed to expand a three-story structure into a five-story residential building at 259 Rutland Road in Prospect Lefferts Gardens, Brooklyn. Located between Nostrand and Roger Avenues, the lot is near the Winthrop subway station, serviced by the 2 and 5 trains. Eduard Katanov of ES Rutland Group is listed as the owner behind the applications.

The proposed 53-foot-tall development will yield 8,738 square feet designated for residential space. The building will have 10 residences, most likely rentals based on the average unit scope of 873 square feet. The steel-based structure will also have a cellar, four open parking spaces, and two enclosed parking spaces.

Jian Engineering is listed as the architect of record.

Demolition permits will likely not be needed as the project calls for a vertical expansion. An estimated completion date has not been announced.
