The affordable housing lottery has launched for The 88, a nine-story residential building at 153-10 88th Avenue in Jamaica, Queens. Developed by Zara Realty and designed by Ismael Leyva Architects with interiors by Alchemy Studio, the structure yields 430 residences. Available on NYC Housing Connect are 67 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $57,292 to $198,250.

Residents will have access to a penthouse amenity club with sky lounge, coworking space, billiard and gaming room, and event room with kitchen. There is also a private 9,500-square-foot landscaped courtyard, a 24-hour attended lobby with package room, library lounge, fitness center and yoga studio, pet washing stations, private resident storage space, shared laundry room, attended indoor parking garage, and bike storage. Also noteworthy is the landscaped deck with lounging area, barbecues, lawn, and dining areas.

At 80 percent of the AMI, there are 12 studios with a monthly rent of $1,585 for incomes ranging from $57,292 to $90,400; 23 one-bedrooms with a monthly rent of $1,692 for incomes ranging from $61,372 to $101,680; and nine two-bedrooms with a monthly rent of $2,018 for incomes ranging from $74,023 to $122,000.

At 130 percent of the AMI, there are six studios with a monthly rent of $2,100 for incomes ranging from $72,000 to $146,900; 12 one-bedrooms with a monthly rent of $2,499 for incomes ranging from $85,680 to $165,230; and five two-bedrooms with a monthly rent of $3,075 for incomes ranging from $105,429 to $198,250.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than December 18, 2023.
