The affordable housing lottery has launched for Horizon HDFC, a 12-story mixed-use co-op building at 3595 Broadway in Hamilton Heights, Manhattan. Designed by Magnusson Architecture & Planning, the structure yields 43 residences. Available on NYC Housing Connect are 10 units for residents at 130 to 165 percent of the area median income (AMI), ranging in eligible income from $113,500 to $251,625.

Amenities include bike storage lockers, a shared laundry room, recreation room, elevator, and rooftop terrace.

At 130 percent of the AMI, there are three two-bedrooms with an asset cap of $264,258 and an estimated sales price of $343,155, for incomes ranging from $343,155 to $198,250. At 165 percent of the AMI, there are seven two-bedrooms with an asset cap of $267,850 and an estimated sales price of $415,000, for incomes ranging from $127,300 to $251,625.

Horizon has a 40-year real estate tax exemption and is only available for first time home buyers. Owners must occupy the residence as their primary residence. Eligible applicants should have five percent of the purchase price available for a down payment. Eligible applicants cannot exceed the asset cap of $247,100 plus the down payment. Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 28, 2023.
