The affordable housing lottery has launched for the third phase of Rockaway Village, a massive multi-building development that will bring 1,700 units of new affordable housing to Far Rockaway, Queens when fully complete. Developed by Phipps Houses and designed by Marvel, the lottery units are spread out across four buildings: three towers with modern elevator access and one building with 26 duplex units with interior staircases. Available on NYC Housing Connect are 282 units for residents at 30 to 80 percent of the area median income (AMI), ranging in eligible income from $16,252 to $140,080.

Each unit includes dishwashers, stainless steel appliances, and air conditioning. Residents have access to a children’s playroom, outdoor play area, shared laundry rooms, and a large landscaped plaza.

At 30 percent of the AMI, there are four studios with a monthly rent of $388 for incomes ranging from $16,252 to $33,900; ten one-bedrooms with a monthly rent of $492 for incomes ranging from $20,229 to $38,130; 17 two-bedrooms with a monthly rent of $582 for incomes ranging from $24,378 to $45,750; and five three-bedrooms with a monthly rent of $662 for incomes ranging from $28,218 to $52,530.

At 50 percent of the AMI, there are 11 studios with a monthly rent of $855 for incomes ranging from $32,263 to $56,500; 25 one-bedrooms with a monthly rent of $1,078 for incomes ranging from $40,320 to $63,550; 41 two-bedrooms with a monthly rent of $1,281 for incomes ranging from $48,343 to $76,250; and 11 three-bedrooms with a monthly rent of $1,468 for incomes ranging from $55,852 to $87,550.

At 80 percent of the AMI, there are eight studios with a monthly rent of $1,141 for incomes ranging from $42,069 to $90,400; 47 one-bedrooms with a monthly rent of $1,399 for incomes ranging from $51,326 to $101,680; 80 two-bedrooms with a monthly rent of $1,597 for incomes ranging from $59,178 to $122,000; and 23 three-bedrooms with a monthly rent of $1,968 for incomes ranging from $72,995 to $140,080.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than August 1, 2023.
