42-17 48th Avenue in Sunnyside, Queens via NYC Housing Connect

The affordable housing lottery has launched for 42-17 48th Avenue, a four-story residential building in Sunnyside, Queens. Developed by Astoria-based developer Farzan Adhami, the structure yields ten residences. Available on NYC Housing Connect are three units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $88,869 to $187,330.

Amenities include pet-friendly policies, security cameras, a shared laundry room, virtual doorman, green space, recreational room, and a rooftop terrace. Residences come with air conditioning, patio or balcony, charging outlets with USB ports, dishwashers in unit, smart control for heating and cooling, intercoms, and name-brand kitchen appliances, countertops, and finishes. Tenants are responsible for electricity.

At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,592 for incomes ranging from $88,869 to $156,130, and one two-bedroom with a monthly rent of $3,090 for incomes ranging from 105,943 to $187,330.

Prospective renters must meet income and household size requirements to apply for these apartments. Applications must be postmarked or submitted online no later than April 21, 2023.

    This is INCOME LINKED HOUSING FOR upper income people, not the low income people of Queens.
    This is a NYS taxpayer subsidy for millionaire developers
    We have a housing crisis for low income people and this developer gets a taxpayer subsidy to build 3 UNITS AT 130% AMI ?!
    At 130 percent of the AMI, there are two one-bedrooms with a monthly rent of $2,592 for incomes ranging from $88,869 to $156,130, and one two-bedroom with a monthly rent of $3,090 for incomes ranging from 105,943 to $187,330.

    • And developers won’t build anymore without any incentives. It’s crazy that a 1 bedroom is $2500 in sunny side for this program.
