Permits have been filed for a six-story mixed-use building at 2460 White Plains Road in Allerton, The Bronx. Located between Mace Avenue and Waring Avenue, the lot is one block south of the Allerton Avenue subway station, serviced by the 2 and 5 trains. Zev Mayer of Skyrock NYC is listed as the owner behind the applications.

The proposed 61-foot-tall development will yield 25,917 square feet, with 23,218 square feet designated for residential space and 2,698 square feet for community facility space. The building will have 32 residences, most likely condos based on the average unit scope of 725 square feet. The steel-based structure will also have 16 open parking spaces.

Nikolai Katz Architect is listed as the architect of record.

Demolition permits will likely not be needed as the lot is vacant. An estimated completion date has not been announced.

    It seems every Bronx project of late overlooks an elevated subway.

    • The Jerome Av rezoning has generated a lot of activity. Basically the commercial streets all along elevated lines in the Bronx are prime for high density TOD. I’m not sure if this specific site has been rezoned recently or not for residential or the market has just made it desirable on its own.

  2. 6 stories a this location? Why? Should be at least double that height.

  3. Manhattan’s Els were torn down because they were considered a blight. Now it’s fine to house the working class and the poor in the Bronx next to Els.

    • Most people in NYC want to live close to public transportation today, especially rail. These modern buildings also have very good sound insulation.
